Let’s be honest – everyone in your buyer’s circle suddenly becomes a real estate “expert.”

Not because they mean harm… but because everyone’s got an opinion, even if they’re stuck in a market that doesn’t exist anymore.
Mom? She bought her house when George H. W. Bush was president – 9.75% interest, $82K price tag.

Now she hears $275K and thinks it’s “crazy money.”

Zero context for 2025. Maximum opinions.
Then there’s the coworker who “got a great deal” in 2010 – right after the housing crash – and thinks he’s a market genius.

Your cousin? The Flip-or-Flop type who drops $35K in renovations and swears they added $120K in value (with zero clue about permits, comps, or construction).

And let’s not forget the guy at the bar who “heard about a short sale from a guy who knew a guy.”

Here’s the truth:

None of these people are writing offers.

None of them are losing sleep over your buyer’s situation.

And none of them will be there when your buyer is still renting in 2027.

Misery doesn’t just love company – it loves giving advice that keeps others stuck.
So, tell your buyers this:

“I love that people care about you. But are any of them buying a home right now?

No? Then their opinion is based on a market that no longer exists.”

Your competition isn’t the other five offers on that home…

It’s the 43 people whispering in your buyer’s ear, convincing them to wait — until waiting costs them even more.
