As a dedicated real estate professional serving The Villages, I always stay informed about infrastructure developments that impact our community. One major project currently underway is the U.S. 301 (S.R. 35) Improvement Project, which stretches from C.R. 470 to Florida’s Turnpike (S.R. 91) in Sumter County. This project, spearheaded by the Florida Department of Transportation (FDOT), aims to alleviate congestion, enhance safety, and improve regional connectivity—all of which are critical to our rapidly growing area.

    U.S. 301 improvement project

Project Overview: What You Need to Know

The U.S. 301 improvement project is divided into two segments:

    1. Segment 1 (FPID 430132-1):
      • Covers the area from C.R. 525E to Florida’s Turnpike.
      • Introduces a new road alignment to reroute heavy truck traffic away from the City of Coleman.
      • Involves 1.6 miles of brand-new construction.
    2. Segment 2 (FPID 430132-2):
      • Covers the stretch between C.R. 470 and C.R. 525E.
      • Includes 2.6 miles of widening and reconstruction to accommodate increasing traffic.

Why Does This Matter to The Villages?

For residents of The Villages, these improvements mean a smoother, safer commute with reduced congestion along U.S. 301. The addition of wider lanes, raised medians, and shared-use paths will help accommodate our growing population while ensuring safer driving conditions for both vehicles and pedestrians.

    Timeline and Construction Phases

The FDOT has strategically planned the project in phases to minimize disruptions:

    • Spring 2025: Construction begins for Segment 1.
    • Summer 2025: Construction begins for Segment 2.
    • Right-of-Way Acquisition: Ongoing.

The project will utilize a design-build approach, meaning some construction can begin while the design process is still being finalized. This allows for greater flexibility and coordination among FDOT, contractors, and local agencies.

Key Benefits for The Villages Community

The U.S. 301 improvements will provide several benefits to residents and businesses in The Villages:

    • Reduced Congestion: The new alignment will divert large truck traffic away from Coleman, making local commutes smoother and safer.
    • Enhanced Safety: Lower speed limits (set at 40 mph along the entire corridor) and improved intersection designs will help prevent accidents.
    • Increased Connectivity: New shared-use paths for pedestrians and cyclists will promote a more walkable and bike-friendly environment.
    • Economic Growth: Easier transportation routes can attract more businesses and services to the area, boosting property values.

    Intersection Improvements: What’s Changing?

The project includes major upgrades at key intersections to improve traffic flow and reduce delays:

    • C.R. 525E (Coleman Connector): A new traffic signal that is projected to reduce peak delays by up to 94.5% in the evenings and 83% in the mornings.
    • C.R. 468 (Warm Springs Avenue): A newly designed offset signalized intersection expected to reduce peak delays by 98-99%.
